This is a spacious park offering both reverse and drive-through spots. Some spots are situated under a number of solar panels, providing ample shade. The park's roads are all asphalted, and the spots are gravelled. Despite the spots not being flat, we managed to balance without any issues. The distance between spots is standard for a park of this size. Utilities are conveniently located. The park offers the usual facilities and hosts various activities. Communication is facilitated through email or an app. You can send mail and packages here, although the organization in the mail shed could use some improvement. The park's main disadvantage is its proximity to Interstate 17. Spots in the lower loop, located on the park's eastern side, are directly adjacent to the highway. They're so close that you can see vehicle passengers. The further west you go in the park, the quieter it becomes. Internet speeds are as follows: T-Mobile - Download 11.38/Upload 7.23, Verizon - Download 27.32/Upload 2.74, AT&T - Download 16.99/Upload 5.06.

This resort is primarily excellent! It's managed professionally, with a seamless check-in process that can handle any size of vehicle. The staff was warm, polite, and genuinely concerned with our needs. Their app was user-friendly and handy. The leisure area was first-rate, boasting three pickleball courts, a gym, an outstanding pool, and two hot tubs. Other amenities like a laundry service were available, though we didn't utilize them. The plots were spacious and all utilities functioned as anticipated. Maintenance crews were always on hand, ensuring the park was well-kept. The Wifi was perfect for streaming, which was a pleasant surprise. The on-site cable was fantastic, allowing me to watch both F1 races during my stay. Even though I'm on a road trip, I can't miss my F1! Our Canadian Rogers mobile phones worked perfectly under their AT&T reciprocity agreement. However, there is one downside. The resort does not recycle any materials such as cans, glass, plastic, or cardboard. Most American resorts and campgrounds we've stayed at offer some form of recycling. This is the sole reason they receive four stars instead of five. Would I return? Without a doubt!

An attractive recreational vehicle resort located conveniently near Sedona and other popular attractions. The spots are well-maintained. We lodged in a premium drive-through spot and had ample space for our 40-foot trailer, truck, and CanAm. The entire resort is impeccably maintained and clean. There's plenty of space for strolling, with numerous pet-friendly amenities if required. I would strongly suggest choosing a spot in the park's elevated section. The spots are drive-through, appear more spacious and deeper, and being slightly elevated, the sights and sounds from nearby roads are less intrusive.

This spacious camping area offers numerous motorhome spots, a handful of cabins, tents, and traditional covered wagons. We've previously lodged in our motorhome and a covered wagon, but this time we opted for a cabin. The amenities were similar to a hotel, providing soap, shampoo, and towels for bathing. However, there's no daily cleaning service. The cabin was equipped with everything we needed and more; a bed, a sofa bed, an additional bed in the loft, a fully furnished kitchen, a bathroom, and more. We booked this cabin for my daughter's birthday celebration and it was ideal! A significant advantage was the large refrigerator, particularly for our group. The campground also boasts a stunning Clubhouse, a gym, a swimming pool, and hot tubs. Just remember to bring your own towels for the pool. They also offer fantastic activities suitable for all ages, such as tie-dye and paint and sip. I would strongly endorse this place for a luxurious camping experience!

This place has it all - pickle, ball, courts, heated, pool and splash pad open year round, 2 hot tubs, Dog Park, walking trail and river access, children’s playground, immaculate restrooms and laundry facilities, clubhouse with fitness center and curated community events for all ages, and best of all - great staff! The people in the office are extremely nice and accommodating, and the maintenance staff keeps everything looking clean and well-kept. The location is about 30 minutes outside of Sedona and there is SO much to do around there. You will not be in a secluded space in the forest, but after all you are in the desert. They provide reasonable monthly rates as well, and accept packages with a 24 hour package room that you receive a code to access at time of check-in.

This is a great place to use as a home base as you go around Camp Verde and Sedona. We stayed at the covered spots on the hill which were pretty far from the clubhouse and pool. You can rent golf carts by the day for a fee which we ended up doing for one day. Up on the hill, the noise from the freeway isn't too bad. The clubhouse is really nice with a great fitness room, games, a large pool, a small splash pad and two hot tubs. The playground is near the river and several pickleball courts (we brought our own pickleball equipment to play). It's fun to drive around the park - they have wagon cabins too. My boys asked to come back here but to stay in the wagons next time! The internet was really good here - just a bit annoying to join because you needed to re-join every so often. But at least it was good enough for the kids to stream YouTube and play games like Roblox. Wild Western Horseback was near by, and my boys got to go for a trail ride for the first time which they really enjoyed. There was also a gas station across the roundabout.

We spent one night here on the way home. Park is huge, but nicely designed. Sites are good size without having to be on top on one another. Streets are paved with stone sites which seem to be level enough. I had no problem, but did see some with tires off the ground. All sites are FHU, which was all in good repair and worked perfectly. Water pressure is intense, so regulator is probably a good idea if you don't want to blow out your pipes. They have multiple turf sites to walk you dog which are well done and clean. There is also an off leash park available if you want to go for a walk to get to it. Didn't do that since there was a turf spot just behind us. Check in all happened on line which worked out fine. Though the website says to go directly to your site, which I did, the person at the office said she has no idea why that's on there, because they still want you to stop at the office. They give you a windshield tag to place on your vehicle. There is also a food truck that seems to be there most of the time. It's not connected to the park, but the guy running it really likes being there, and they have provided him a nice spot to park by the pool. His food is INCREDIBLE!! Wasn't going to eat there, but by the time dinner time came around, it sounded easy and went for it. SO glad. Great choice. Didn't use the pool or laundry, but it all looked very well kept and clean. Would absolutely stay here again without hesitation.

Most likely you’ll reach the campground via I-17, exiting onto 260 west and then taking the first exit out of the first traffic circle to reach the entrance. The campground is divided into 3 sections. The top section has 27 back-in sites all covered by a tall roof, making them the only shaded sites in the park. The largest section is the middle section which contains several parallel roads that slope downward and contain a mix of pull-through and back-in sites. The bottom section of back-in sites starts after you cross over a canal via a short bridge and is closest to I-17. All of the streets are paved and all of the sites have large stone gravel. Even though we were on one of the sloped streets, our back-in site was pretty level, and the angle of the site and the width of the street made it easy to back into. The sites are slightly wider than most private campgrounds. The office is located at the top of the hill and contains a small store. Behind the office is a shack where delivered packages are stored. There are two laundry/bathhouse buildings containing several washers and dryers which you pay for either via an app or a physical card dispensed from a machine. The laundry areas also contain vending machines and a TV. Most of the activities at the resort are located in or around the clubhouse, which is also where the large swimming pool is located. We bought some BBQ from the food truck that parked in front of the clubhouse one weekend. A short downhill walk from the clubhouse takes you past the pickleball courts and playground and brings you to the short wooded trail that skirts the Verde River. The resort is dog-friendly. There are on-leash K9 areas with astroturf and dog waste stations scattered throughout the resort, and there are two fenced dog parks in the bottom section next to the pond. We also occasionally walked our dogs along the dirt strip on the west end of the campground. In terms of cell service, the best speed I got on my Verizon Jetpack with MIMO antenna during our stay was about 8.5Mbps down and 5Mbps up. But the quality of the Verizon connection varied wildly: I could usually stream video in the morning but most evenings the connection was practically unusable. Most work days I had to switch over to using the hotspot on my AT&T-enabled phone, which usually got 25Mbps down and 9Mbps up. I did try using the campground WiFi twice: the first time the connection was good enough for web browsing, but the second time it was pretty useless. The Verizon connection and the road noise (which we could still hear faintly within our 5th wheel even with the windows closed) were the only negatives about the campground. We would stay here again if we were in the area.

We love this RV Resort! We found it several years ago shortly after it opened and we've been coming back ever since. There are several RV parks in this area. We also love Dead Horse State Park in Cottonwood. Verde Ranch RV Resort is still reasonably priced and offers a lot. Their wifi is good, sometimes it even works better than our hotspots (Verizon & AT&T). We checked in online and went directly to our site. Roads are wide and sites are wide and long. Our pull-through site fit our 45' toy hauler, dually truck, and Jeep with plenty of room left over. No picnic table, though, some have them, some don't. Nice clubhouse with outdoor heated pool (but heater was broken during our stay) and two hot tubs (one for adults, one for kids, not designated that way, just how it was). There are lots of fulltime families here, so it's a great place to meet other kids and families. Nice playground and ball courts. Several laundry rooms. Several vendors who will come to site and pick up laundry, wash/wax vehicles, etc. No propane on site. ATV rentals at the office. RV repair shop across the highway (we didn't use, so not sure details). Self-service and automatic car and RV wash across the highway. Sedona is about 30 minutes away. Cottonwood is about 15 minutes. Jerome is about 30 minutes. This place has been found out and all sites were full during our stay, so book early.

I attended a rally here last weekend. We had 115 spots reserved. The $50 reflects rally pricing. The staff if helpful and friendly, the facility is kept clean. The bathrooms and laundry are very nice. The laundry required an app or to buy a prepaid card, no cash. Machines are plentiful and work well. The clubhouse has a keurig machine, fridge, sink. All sites are gravel in good condition served by a paved driveway. hookups worked well. I had no picnic table at my site. My site was 30 by 60 and wasn't the biggest. Very nice. I-17 is noisy, I used earplugs to sleep. I had 3 bar ATT 4G-LTE, no 5G available.

We spent most of the winter here. As many others have noted the staff is friendly, helpful, and professional. The facilities are the cleanest I've seen anywhere. This is a large campground so your experience may vary as campers come and go. Some have noted poor internet access and cell service. Sites further up the hill in the pull throughs have much better service. We had to move when a large class A pulled into the site next to us and blocked the signals. We moved from that site which was in the lower section to one up the hill not far from the office. We had no further issues with internet using both Verizon and T-Mobile. Internet access in the club house is much better than anywhere else are there are network jacks for a direct cable connection although I didn't test those. There is also less road noise up the hill. The only negatives we experienced were people walking through the camp sites rather than around the road and some concern for the number of kids playing in the streets unsupervised. None of this is the fault of the campground. Quiet time was observed throughout our stay. The only issue we had a all was a group near us for a weekend was drunk, loud, and profane but even they were quiet after 10. We would highly recommend this campground even though you do pay a little more for this one. Pull through sites are 75'X30'. Views are outstanding. We did not use many of the amenities preferring our camper to the public showers and do not use public pools.

We were here for the winter months, November thru March. Nice roomy sites. Plenty of space for my 41’ fifth wheel, truck & case car. The park staff were all great. Park is very well maintained. Wonderful pool and clubhouse area. Verizon was 3 to 4 bars but still slow. Wi-Fi worked well. Some road noise but it didn’t bother us. Hope to come back in the future.

Below are a few of the things that concerned us: 1) The pool and hot tubs were overrun by kids. 2) Kids were leaning on the pickle ball nets and in the court area unsupervised. 3) Chaulk cities all over the streets with many, many kids playing in the middle of the road. 4) One very little guy was riding his scooter after dark, down the street behind us and right into the cabin parking area. 5) Quite a few dog messes missed on the dog grass areas. 6) One day we were walking our dog and heard screaming coming from somewhere. Upon listening more intently, we found a young girl locked in the garbage dumpster area. We picked Verde Ranch because we had a very relaxing visit the first time we stayed in 2020. This time, unfortunately, was not relaxing. The only areas that we found not to be overrun by kids was in the laundry and the exercise area. We do understand that many, many families have taken to the RV lifestyle since Covid but it seemed like the park was occupied with more families with young children than adults looking for a relaxing and enjoyable place to stay.

This is our first stay here at Verde Ranch RV Resort. We are staying for a month. The resort is very well maintained and the staff are friendly and professional. We are staying in the lower part, closest to the highway, which brings me to the first bummer I have... noise from the highway is constant. I have gotten used to it now, but when we first arrived, I had considered asking to change spaces. There is really nothing the resort can do about the noise, other than to ensure guests are informed about the proximity to the highway and the associated road noise relative site selections. The sites are big, with plenty of room between spaces. Easy access to the river, too. Shrubs and trees are young still, but should provide adequate shade and privacy once they mature. The second complaint I have is about the onsite showers. They are far from what one would expect of a "luxury" resort. I truly cannot believe more reviews haven't mentioned the substandard shower accommodations. There is no way to adjust water temperature in the showers (literally, no hot/cold knobs). There is no way to adjust to different preferences or needs. The water temp never rises above luke warm in the sinks, which is a major concern for addressing cleanliness in the Covid Era. My biggest gripe, however, is that the water in the showers turn off after running for 30 seconds (again, literally. We timed it!). You have to push a knob to restart the water, which again, turns off after 30 seconds. I understand the need to regulate water consumption, but there are other ways the resort could limit water use. We spoke to the staff about the shower issue, and they were very empathetic with our frustrations and promised to pass it on to upper management. We are here for an0other couple of weeks, and unfortunately, I don't expect any changes will be made.

This is a nice resort style park. The site we stayed in was a large gravel site. I believe the deluxe sites were paved. There was no picnic table but there were several puppy pads to make taking the dogs out convenient. They had 2 small fenced dog parks also. We were told the water bowls are cleaned daily. It’s a large park but it was very quiet. The laundry facilities were clean and well maintained. They had activities which made it seem like a community and there is a pool, courts, playgrounds, and a river side walking trail. The only negative was the cell reception. We work remotely and this place had 3 bars 5G Verizon but we had a max of 6 down and 2 up. T-mobile was the same. The park wifi stated that it gives a max of 15 down and 15 up. That’s a joke. We got .5 down and .2 up. We also have a wifi booster and a cell booster. Needless to say we had to drive to cottonwood to work. The price was reasonable for the services and park amenities. We would stay here again when we are on vacation.

We have been here for almost a month. We have been full timing for the last 5 month. This is the only location that where the cell service is garbage. It is expected the wifi would not be great. Even after they said they fixed the internet I’m getting 1.1 download and 3.3 upload (comical speeds) I even went and got a second plan with T-Mobile to see if that would made a different. I even bought a pepwave and antenna and this barley even helps the cell service in this area. We even moved sites closer to the freeway to see if that help. It’s not feasible to work remote from here. I can’t wait until we can leave. I have been beyond stressed trying to work from here. We have planned to come here ever winter but now will be finding a new spot for winter. But if you do not need cell service or work remote then this is a great place. The club house, pool, playground and river access.

Beautiful clubhouse, pool, 2 hot tub areas, and all the amenities. Located on a river with tons of things to do. Historical town, out of Africa animal park and near to Cottonwood old town for u inquest shops and more. One of the best locations for Arizona visitors.

Needed a quick overnight stop. Wanted a pull-through site so we could keep our tow car hooked up. This worked out perfectly. Easy off and on the interstate. Paved roads and level gravel sites. Plenty of room between sites and plenty of length to keep our tow car hooked up to our 38' class A. We only hooked up to the 50amp power but the utility hookups were well located. Check in was done via clicking a button on the email the park sent the night before. No need to stop by the office which was greatly appreciated as the temperature was well over 100 degrees when we arrived. There was some road noise but really not that noticeable. Did not utilize any of the amenities but everything looked like it was quite nice. The only criticisms would be there's no shade, the landscape areas between sites are full of weeds and there is no signage at the end of the rows to help you figure out which row has your site. Will stay here again.

I would normally say that a shiny new upscale resort is not our thing, but then after our stay I may have to rethink what we like. We’re a class A with trailer which is 59ft overall. So the pull through a we’re large enough not to disconnect and offload the car and bike. We love the idea of off grinding it, but with this Arizona heat and facilities here it was a pretty plush visit. Not to far from Sedona, and no shortage of great local eats (try La Casida about a 10 minute drive,... sooooo good. The staff are very helpful and the clubhouse and pool are awesome. It’s a little more money then some of the other options. But for us it was stress less and a great place to take one of three pups to vet. Plus they allowed our pit bull who is btw the sweetest dog ever. The only reason I didn’t give it 5 stars was because it’s hotter then hell! Obviously of no fault of there’s. They do offer a solar covered parking to keep your rig cooler. Treat yourself and stay here.

Lots of reviews here, so just a couple of observations. We decided to stay here due to Passport America. You were able to stay 6 nights anytime but they have now changed their rules. We had booked prior to the rule change, otherwise we would not have stayed here. We booked online and selected our spot, but unless you pay an extra fee (like $25?) they reserve the right to change your site, which happened to my parents who were traveling with us. Sites were a bit close, gravel pads that were not exactly level, no table, highway noise. Amenities were very nice as far as the club house, pickleball courts and laundry facilities go. Very strict about check out time but we were able to check in an hour or so early without penalty.

We knew what to expect from the reviews with regards to the lack of park ambience but we needed a place to stay and others were full. the spots were long and certainly wide enough for our 39' fifth wheel but felt like we were pretty close together. i guess because every rig there is large. there are no pads and/or picnic tables on the sites. the wifi is unusable and they don't manage it but offer it through a 3rd party. only time we could get a stable signal was early in the morning before others were up and the park was only about 1/2 full so imagine it only gets worse. For the price they charge they should fix this. AT&T worked fine so we used our hotspot. the park is large so it would have been great to have someone in a golf cart take us to our site and help out which i have seen at almost every park at even half their size. there is some highway noise but no more than other places that are that close to the freeway. didn't use any of the extra services like the club house or pool so can't comment their passport america discount is not available in April or so they said. and the price they first quote you doesn't include the taxes and "booking fees"

We loved the proximity to Sedona and the beautiful mountains and trails surrounding the site. It was very clean and extremely quiet. We were just passing through the area, but would love to go back for a more extended stay to take advantage of the many amenities the resort has to offer.

I'll preface by saying that I don't like resort campgrounds so keep my bias in mind. We use them every few weeks for laundry and tanks after being out dry camping. Passport America will pay for itself with just a 2 night stay. PA membership is $44 I think. Deluxe back-in sites here are around $50 and PA gets you 50% off. BUT....you have to call to get the discount and it only applies to one category of sites. If you try to reserve online there is no option for PA discount and you will overpay. The good news is that the people in the office are wonderful. I had reserved 3 nights online at full price. I called to extend my reservation by 2 nights and ask about PA discount. They added 2 nights, happily applied the discount, and I still got money back from my original reservation. Great customer service. This resort is very new and therefore very clean and shiny. The laundry facilities are really nice. You can even pay with a phone app if you don't have enough quarters and their change machine is broken. (I didn't, it was) Machines are new and clothes actually dried in just one cycle! The sites are gravel and mostly level. The gravel is big and my old dog hates it but there are numerous green spaces scattered around the park. There is zero privacy between sites. Verizon service is strong but very slow. There are just sooo many people there and I expect that's the reason. This is not a quiet getaway. Traffic noise is constant. Some of the "premium" sites are less than a few hundred yards from the interstate. There's a pool and a clubhouse and a camp store that all seem nice. If you're into the big resort thing you may like this place for a few nights to explore the area but I can't imagine it being a destination. One last note on pricing...IMO these campgrounds are taking serious advantage of new campers and new campers are letting them. $75/night for a pull-though in this campground is INSANE. But to top it off they want even more. For example, you can't have a fire unless you rent one of their fire rings. For $20. You can get a picnic table at your site also. For $20. Call me old school but picnic tables and campfires should not be ADD-ON ammenities for a CAMPSITE. We have plans to stay here again in a few weeks...for $25/night. And I'm happy with that. But I would'nt pay a dime more.

This was a tough one for me...there are things I really liked and things that were just meh. I think whether you like it or not really depends on your reasons for being there. Good stuff: 1. The amenities are crazy nice!!! The clubhouse feels like a hotel! Everything was super new, modern and clean. 2. The staff is super nice and accommodating. They even kindly helped us switch to a more preferable site after we arrived. They also have an activities director who does cool stuff for kids like rock painting and mask tie-dying. 3. Food trucks! They have food trucks come into the park every week or so and that was super fun! 4. Walking trail by the river 5. Availability! The Sedona area is popular and so hard to get into for extended stays! All the other places I called trying to get into for a month had wait lists of a year or more. This resort is BIG and we had no trouble getting a month stay with only about a months notice. The Meh stuff: 1. Cell signal is spotty and different all over the park. We have Verizon and Att and had to move to the front of the park to get a stronger signal. It worked...but not awesomely. We had some pretty poor quality zoom call experiences. 2. WiFi isn’t much better. The IT guy was constantly in the clubhouse fixing the internet. Some days it worked in the club house and some days it didn’t and I had to use my phone as a hot spot. 3. The vibe in the park...when we drove up so the resort my husband thought it was an RV storage lot if that helps paint a picture in your head :-) All gravel and pavement. Some sites are really close together and some a just close together. The vibe kinda feels like a suburban neighborhood—not like camping at all. In my opinion, it really matters what site you get! We liked the pull through sites in the front as they gave you a decent amount of space from your neighbor. Oh, and I would get a site next to the paw print icons on their map! These are artificial grass poop pads for dogs and you’ll have a front row seat to a parade of pooping dogs all day. We learned the hard way :-) So, depends on why you’re going...got kids? You’ll probably love it? Just want a base camp to explore Sedona? It works great! Want a nature filled camping experience? Keep looking. We are booking again for next year though because did I mention availability?! :-)

We loved it here. Very clean and well maintained, We tried to go back, but they were full. We hope to come back next winter and spend an extended amount of time here. The location is close to Sedona and shopping is just down the road. Amenities are some of the best we have seen and site spacing is appropriate.

We arrived to an easy check in with very professional and helpful staff. Very clean camp ground with helpful service staff (I’m talking about Gus). Laundry facilities were very clean and maintained. Nice jumping off spot to Flagstaff, Sedona, Scottsdale and other day trips, even Winslow. Beautiful time and hope to return in the future. Kudos to all.

Unfortunately the weather was crummy, so we did not make use of the pool...which was the main reason we stayed her, but it's a nice facility. Wifi available (although I had issues logging on from my tablet, not sure if this was because we already had 2 devices plugged in or what). Site 81 is spacious enough and a pull thru site close enough to the showers/garbage/laundry/club house. Check in has a small store. We were excited to do laundry and shower after a week boondocking.

Very nice staff! Spacious lots, easy parking, and exiting, quiet. Clean bathrooms with unisex showers. Laundry, Pool, Rec Area, and an awesome trail next to the river! I was able to connect to WIFI and able to stream to my tv which was awesome at night! Definitely would recommend for singles, couples or family’s!

This is a very well maintained camp site. The showers and bathrooms are very clean. They have a little shop which was great ... I would stay here again as a way point. Not much to do except hike and see a river. The best part is, the WiFi here is pretty good. 15mb download speed throughout the park. Not fast enough to game but plenty fast to stream movies and do social media. Downside: we use T-Mobile and we only got 1 to 2 bars at any time on our cell phones. They don’t have a military or veterans discount :( disappointing.

We originally were planning to stay at Verde Ranch RV Resort for one month in Oct. 2020. But after a couple of days we realized we really enjoyed the park and the area so much that we made our time there for 3 months through Jan. 4, 2020. The rates were so reasonable, the sites large and well maintained and the park is spic and span, lots of cool amenities, very friendly and helpful staff and the area is so close to a lot of things to do! We hiked, biked, swam, hot tubbed, played games in the beautiful clubhouse, visited monuments/historical sites and met some very nice people. We will definitely recommend this location to all who would like to visit Sedona, Flagstaff, and the Phoenix area. We camped at Verde Ranch RV Resort in a Motorhome.

If you are looking to explore and play around the Sedona Area, this is the place to stay. Full Hookups, Showers, Pool, Hot Tubs, this place has it all. The best part is that it’s affordable and the WiFi is fast. Customer Service is awesome and you’ll actually get a call back if you have to leave a VM. Great central location to everything. They just built a dog park also. They sell beer & wine at office. Even if you don’t have a RV, they rent out Cabins.

This is a new park and the spaces and amenities are excellent. The clubhouse is nicely designed and appointed and the pool and hot tubs are excellent, as are the pickle ball courts. They also have wonderful rooms for those who need to work. The RV spaces are large and pretty level. There are two areas in which they can improve upon, however. First, don't charge customers $20 for a picnic table. After spending nearly $900 for two weeks there, they should simply have them at the campsite just like smaller, cheaper campgrounds. Secondly, for a RV resort as new and modern as this one they have to figure out a way for customers to receive packages. When I inquired the rep told me that I had to have things sent to a UPS store or to a post office. As full-time RV'er, this is pretty inconvenient. They need to take note of the Oasis RV resort in Vegas, who does it right. They have a dedicated room for packages and you have to show ID to pick them up, ensuring you get what you ordered. If they can get these two things fixed, I would give them a glowing 5 star review.
