first time here and while its an older park it in goodish condition. The sites which appears years ago to have grass, there are sprayers heads all around, but there is NO grass just a sand everywhere. Place could use some gravel over the place to cover the sand. it seem in the #25 to 50ish block of sites a water pump quit working or well ran dry and some 6-7 of the palms are now dead and some have fallen on RV's.. (before we got here) There are currently some 5 spots that are "bagged" to prevent folks from parking in them till they get the dead palms taken down. (these dudes are tall something like 70ish ft or so..) so when the top breaks off in wind and falls on a RV it leaves a "mark" for sure. with the covid a lot of stuff is closed or not in use,, the pool is open with limited times same for hot tub. They do a bunch of pickleball courts up front by the admin building and they are still open with a good crowd, some 10-12 folks, playing every morning around 8:30 am for a couple hrs.. for use the cell service as good.. T mobile hotspot was at 1.5 on fast.com,, ATT was 1.4 meg down on the east side of RV in window.. decent for most stuff but if you need zoom it might be tough without a external antenna system, we boost, to help. the back in sites on the east side vary in length and width.. same on the west side. some can be real short and some long.. when you check in the don't assign spots you drive around to find a spot.. the back in has a lot of rules, 18" from the elec, be between the red stick and the tree, sewer by the back tires etc. they have a whole double sided paper on this. (see photos) The bathhouses in our section A was in good condition.. Two showers, two toilets, two sinks with heat and air flow. also in the bath house are is laundry.. the machines look newish and are front loaders. you have to get the WASH app to use machines.. when you download app it will open to start.. shut it down and reopen to get going. you put money on the machines with the app and the min is $10 to start.. washers are 1.75 and dryers are 1.50 for 50 mins?? it mostly drys a load of clothes but some towels might need to hang out for a bit. this is the only place we have been thus far with this system.. most are quarters so this is new.. apparently is you have funds on app you can use in other place that use this "wash" system. https://www.wash.com/ The pickleball courts are in good condition and get a good amount of play.. there are some 5 or 6 total around the resort. Train noise is not bad just a rumble at times during the day and some at night.. (the train tracks are on other side of I-10) there is no horn for the most part. There is some truck, loud truck, motorcycle noise but not back toward the back of park. Costco is just west on varner rd a couple miles,, no diesel or LP :( lots of golf in the area which can be pricey at times, especially winter high time. . the courses are too wet at times for me coming from east coast used to hard fairways in summer, fall and sometime frozen in winter.. :) overall good place not far from the encore park Palm Springs Oasis RV Resort so you can jump back and forth between them. TIDBITS OF INFO: apparently this park or was considered a farm.. a date farm to be more specific. The palm trees planted in rows are the Date Palm and the dates are harvested during the summer when the park is closed.. (05/15 - 09/15 ) That explains the ladders attached to quite a few of the taller trees.. Being a farm the taxes are lower on the property and I am guessing the sale of the dates help keep the property yearly tax cost manageable as now the property is worth a WHOLE lot more (taxes) than when it was developed some 40ish ? yrs ago. EDIT,, in talking to the ladies in the office the Date Farm part is not true today.. they used to get dates off the trees, but in the past years it was doing less and less so now it not really a big deal.. they pay the same taxes and water as everyone else..
