I arrived at this location with a large truck and a 35-foot 5th wheel, settling into site #21, a full hookup, pull-through spot. The area was mostly gravel, flat, and the spaces were quite close together. One major advantage was the presence of shade-providing trees, especially beneficial as temperatures were in the 90s. The site was shaded for a sizable portion of the day. It offered a picnic table, but lacked a fire pit. My Verizon service was decent with 2 bars of 5G, there was a cable connection (which I didn't utilize), and while wifi was accessible, it wasn't very reliable. I didn't investigate over-the-air TV options. There was a designated area for long-term residents, housing some stationary trailers (for example, those with flat tires) and several quaint cabins. The arrangement was somewhat disorganized. A sizable dog park was present. Laundry cost $2.50 for wash and $1.25 for dry, but I didn't make use of it or the bathhouse, which, despite being old and in need of renovation, was clean and the showers had a small bench for belongings. The location was convenient for driving to the Black Canyon of the Gunnison, as my vehicle was too large for the park's campgrounds. It was a decent spot for a relatively brief visit. I'm accustomed to staying in state or national parks where there's more room and privacy, so this influenced my overall less positive impression.

We had booked a pull through site 6 month in advance of our stay. When we arrived there were no pull though sites available. Campsite owner indicated that our booking had not been transferred over to their reservation system. They were able to find us a reverse in site for our stay but didn’t offer any compensation for the inconvenience. The campsite has a large number of long stay campers and the sites are somewhat close together. Facilities are basic.

This is a well located small park. You can walk to Main Street. It is a small park with many long term campers. Mature trees provide good shade. We stayed here in May before the Grand Mesa campgrounds opened. We use this as a base to explore Gran Mesa.

While our site was on the tight side, it was nicely maintained and shaded. Getting in and out of the park is a little hairy, there is a huge curb coming in off the street into the industrial area where the park is, its gonna throw you around a bit so go slow. Overall it was nice and extremely convenient to Black Canyon NP which is absolutely stunning!
