We were here in October and it was still packed. Spaces are small and you will hear your neighbors snores. Staff was not too helpful. A lot of long term campers. Many sites were messy. The beaches are very small and dirty. For the price you pay it is very disappointed

We spent a month here that gave us almost enough time to enjoy the area and the sunsets. There are no 'resort' type amenities. If you need a pool/game rooms and other go to Campland. However, without all that there are less kids. For recreation we walked, paddled and biked right out the resort to enjoy all that Mission Bay and Pacific Beach have to offer. The park is a little older and as stated by others, just blacktop. However, the staff is very friendly and do a great job on regular maintenance. The security was also very good and we didn't worry about anything inside the park. They have regular foot patrol all night long. During the holidays they put on a luau for the guests. We were also able to rent out the clubhouse to put on a big Christmas Dinner (cooking facilities were not the best). We decorated the room and brought in a space heater and had a great night. The bay view was well worth the increased pricing. We enjoyed great sunsets and no RV's in front or behind us. We found it quiet and peaceful. We loved our spot and already booked it for next year. Cable and internet were going through upgrades while we were there. We found it easier to use our own hotspot for internet. The laundry was convenient and reasonably priced.

We had a rough start here, we were staying at Silver Strand right on the beach which when we read they locked the gates at 7pm we assumed we would have a gate code which was not the case. Long story short I started to call around for the best rates, keep in mind this is a Friday during the winter season. I called Mission Bay and asked if they had availability for 3 nights, the young lady said yes. I responded great what is the rate she said $60 per night, then asked me if we had Passport America to which I said yes, she said the rate would be $33 per night. I said great we will be over soon. I had read the PA parameters and they are only available for same day arrival Mon-Thurs, I assumed by this call they were making an exception being it was off season. We arrive around 12:30pm I go to the office to check in and reiterate the conversation I had just had over the phone only to be met with we do not honor PA on the weekend. She said only the manager could approve that, I then asked to speak to the manager. The manager could not be bothered to get up from her station 3 Windows away. Just yelled we can not accommodate PA on weekends in the computer. I insisted They brought it up I didn't even ask for it, however it was what made me stop looking. The girl in the next window got off the phone and confirmed our conversation from earlier, when I insisted they honor the price quoted the manager still passive aggressively sat in her seat saying we can't do that. I finally said fine I'll pay full price and will just reflect this wonderful customer service in my review. Finally the manager got off her butt came over and offered me a 20% discount which she could some how do in the computer. They then tried to tell me that check in was not till 2pm, based on the look on my face they quickly found a site available. Like all the other reviews the location is great, close to everything. We visited over 20 breweries during our visit all just a short drive. We took our dog to Fiesta Island just minutes away, several acres of off leash dog park with a combination of beach and field perfect for playing with his chuck-it. The amenities are limited to full hook ups, dated restrooms, and 2 small laundry rooms. The laundry rooms we not large enough for the size of this park, I hate playing laundry wars with other guests which I had to do here. We would stay here again purely based on location. Only using the monthly rate which comes out to about $30-$40 per night depending on the season or using PA.

I have mixed feelings about this park. The location is great to get to most everything in San Diego and it’s a perfect spot for sunset. The walking path along the promenade outside the park is a great area to walk the dogs. And for being a paved parking lot in San Diego, the spots are actually a good size. But just the same as people can have a bad experience at work because of a manager, the same can be said for an RV park. One of our cats disappeared a week into our monthly stay in December. Security was very helpful keeping a watch for her on their rounds (even calling us about a look-a-like cat) and hanging a sign in their booth. The front office staff let me leave a sign with them and when I came back days later and realized you couldn’t see it, they let me tape it on front of the counter. Then things got weird. When I came in for other reasons, I’d find the sign had been taken down. When I’d ask, the staff was just as surprised as me and told me to put another one up (some were even local and had video of other roaming cats they showed me just in case). This happened a couple times. At the end of our stay, I went into the office and found the sign I had just put up the day after Christmas gone. I started to ask and what I assume is the manager, maybe owner, just said, “we kept it up as long as we could.” I mentioned how the staff never knew about it being taken down and said to put another one up and she just repeated it and then said they can’t put a sign up for everyone. How many people lose their pets in their RV park!? If I was told upfront that the policy was to keep signs up a week for example, I wouldn’t have a problem, but none of the staff were in on her Grinch-like (hey, it was Christmas in SD) tear downs, so I never knew what was going on. And really, as a paying guest at your park, you can’t keep it up for the 3 weeks we are there? The other guests in the park were much more concerned and would stop by with reports, but this lady just soured me on my experience there. We already had another week booked at the end of January and if it wasn’t for wanting to come back one more time just in case the cat showed up, I might have moved the reservation. If you have pets, take note as this is how the manager may treat you and at the holidays no less. The staff and security helped to make up for it, though. Also to note, the website and paper they give you says no mail. I even called prior to arrival to confirm and was told “no.” This is not accurate, though. They do not want pieces of individual mail arriving like single envelopes. The office will accept packages from USPS. FedEx and UPS will deliver to your site. You also pay a daily fee for pets.

We chose this park solely due to location, and were expecting to dislike it due to it being a "crowded parking lot" style park. We were actually pleasantly surprised once we checked in, even though we picked a "standard" size site, the cheapest available. The sites were much wider than we expected... you're still close to your neighbor but there is enough breathing room to set up your chairs, tables, patio mat, etc. and have a nice outdoor area. Other city-style RV parks we've been to had much less space. The many mature trees soften the asphalt feel of the place, and most rows (ours included) are separated by a strip of grass behind the RVs. The sites are a little shorter than we'd like. With our 37' motorhome parked as far back as possible, our tow car parked sideways in front took up a bit of space in the road. Now picture an entire row like that, with tow cars lining both sides of the road, and it gets difficult for new arrivals to back into a site. We were steps away from the peninsula beach where we walked and swam our dog morning and evening. Utilities worked great, including the WiFi which worked well most of them time, only slowing down in the early evening. We had 3 bars of LTE on Verizon and 2 bars on AT&T, and both worked fine without the need for a booster. There was LOTS of activity at the park... kids on bikes, scooters, etc. all over the place, all the time, so drive carefully! We're thinking of returning for a month in the winter when the rates are much lower.

Staying on the water in a paved lot lol. The staff here is really friendly and the sites are on a paved lot next to Mission Bay. Wrapping around the park is a paved trail you can walk dogs on along the bay waterfront. The path is a great place to watch the sun go down with your four legged friends. We saw tons of birds on our walks, but our favorite by far was the Osprey. We saw this guy a couple times while we were there. Once we saw him eating his fish on top of the tiniest of boat masts! If you're concerned about security: there is staff 24/7 at the entrance so no one can enter unless they have a pass and the entrance to the walking path has a gate with a code. There was a food truck on site, but it never seemed to open. Oh well. Bathrooms: decently clean Hookups: full hookups Site size: a little cramped, but we went when it wasn't busy so not too bad Site type: paved lot Dog Park: no, but they can walk along the trail Kid Friendly: yes, lots of space for chalk drawings and bike riding Laundry: small but clean

Laundry facilities are convenient and cheap; 1.75 to wash and 1.50 to dry. Showers were clean and water was hot. The campsites are all on asphalt, but pretty level. We had #177 and it had a big street lamp that was really bright, so be aware. People were nice and friendly. I rode my bike to check out Campworld and that’s nice too. Way bigger, more grass and trees and a pool. Mission Bay was perfect for us, though.

This campground would be completely forgettable if not for its awesome location. If you can visit for a month in their off-season (mid September through mid May), it's a great place to use as a base for exploring San Diego. This is a true parking lot campground. Because the sites are at a right angle to the driveways, as opposed to being angled, your view out any window of your home will be of someone else's RV. Paying more for the "bay front" sites gets you no more space, and, because you must back into them, unless you have an Airstream or another RV with a big back window, you won't be able to see the water from inside anyway. Plus, the entire park is surrounded by chain link fence, so even if you do have a nice big window, you're still going to be looking through a fence to see the water. Our advice is to just get the cheapest site possible and accept that you are not going to have much of a view, or outdoor space, or privacy, during your visit. As bad as the space issue is, the park's location basically makes up for it. You cannot find a better located park in San Diego. The park is situated right on the bay with fantastic walking paths by the water and within spitting distance of all that San Diego has to offer. The campground is right next to I-5, so you can be anywhere in the city within just a few minutes, and the ubiquity of Uber and Lyft make exploring the city's breweries safe and easy. We simply could not have asked for a more ideal location. The entire parking lot is paved and the sites are level. Water and electricity are located at the back of the sites on a small shared strip of grass, while sewer hook ups are located on the sides of the spaces. Many of the sites have a tree located at the front, which helps a bit with providing shade on the front window. Access is very much dependent on how crowded the park is. When the park is full and everyone has their tow cars parked in front of their sites, it can be more difficult to maneuver around and into the sites. We had a love/hate relationship with this campground. We loved the location and used it as our base to explore the city of San Diego, but the campsites themselves were the type we really dislike. This is not a campground where you go to relax and enjoy nature, and, if you have inconsiderate neighbors (which we, unfortunately, had), it can be downright unpleasant at times. There is minimal space between the RVs and you will have almost no privacy. On the other hand, there are nice walking paths and parks right next to the campground and you have easy access to all of the wonderful features of San Diego. If you go during the off-season (mid-September through mid-May,) the cost ($35 per night) is reasonable. The daily rates and their "in season" (mid May through mid September) rates are exorbitant and hard to justify.

This was our very FIRST campground we stayed at after going full time. We needed something close to downtown since we were in town for a conference. At the time, we were traveling in our 1st RV - a 29ft Outdoors RV bumper pull. The sites are tight. BE CAREFUL unhooking at night. Our site had very little light and my hubby tripped over the sewer sticking out of the ground. He cut his toe really bad. The park is nice, well maintained. I like that you can walk to the bay. We would stay again. Only drawback - California traffic.

Our stay was okay. We came to San Diego for the Zoo, Balboa park, bay, etc so we needed to stay in a location close to those attractions. This place gets 5 stars for location. Understandably it is over priced (due to the location) but you’d think after paying $90 minimal a night for the most basic parking spot you’d get something worth it...literally a parking lot, super close to neighbors, no pool, hot tub, activities, etc. Park has 3 areas with grass and your dog is not allowed on any of them...so you have to walk in small gravel areas and have them do their business there? Or walk a pretty good distance to the bay or off the property. Public bathrooms are okay, no dump station, 24 hour security which is fine but seems useless other than yelling at you about all the things you do wrong. ‘Can’t walk in the grass, can’t walk on the beach,’ blah blah. Park was quiet on a Monday and Tuesday and a lot of campers left which opened up some breathing room. Would not return, next time will just camp for free in the parking lot next to this ‘resort’ like the other full timers.

This is the second year we stay in this campground. The best rate is the monthly rate. This park has a 31 day maximum stay, those wanting to stay longer must exit for 24 hours, then return, which is a drag. It's a fairly typical private RV park on asphalt, with decent spacing between campsites. Trees on some sites make for a tight space to get into, but I've seen lots of rigs that made it in no problem. Sites are full-hookup. Although the campground itself pretty basic with some trees, the back is directly on the bay. So the back sites (more expensive) face the water, although there is a chain link fence between them and the water. There are laundry facilities, rest rooms and a basic clubhouse, but no other amenities. What brings this to a four-star rating is the location. This is bicycling distance from Pacific Beach, Ocean Beach and La Jolla. And a quick drive from each of those. It's also close to the Seaquarium and Balboa Park which has lots of interesting museums and the famous San Diego Zoo. Lots of shopping nearby, with grocery stores Trader Joe's, Vons and Sprouts about a ten-minute drive. A gate at the back of the park leads to a waterfront area with park models/mobile homes that is great for walking your dog (and yourself). It has a large grassy area across from the homes, no car traffic, and a couple of (rocky) areas where I've seen dogs go into the water for a swim. The loop from the back of the park to the front is about a mile with great views of the water, sunsets and lots of shore birds. Although Wi-Fi was non-functional last year, they just upgraded their system, and it's working great. A huge improvement!

We actually didn't get to stay at Mission Bay RV Park, but we tried to. This past Saturday morning at 9am I called and asked if they had space available for camping the same day. The lady said they did. I asked if I needed a reservation. She said only if we were coming in after 5pm. I said we would be there in a couple hours, she said great and never mentioned a check-in time. When we arrived at 11:30am, I noticed the signs that said check-in time 2pm. When I went to the front desk, the man affirmed that policy and said if we wanted to check-in sooner we would have to pay for two days. I said no thanks and walked out. As I was headed back to the trailer, the guy chased after me and said that we could check-in at 12:30. We were on a time crunch so we ended up going down the street to Santa Fe RV Park. I understand check-in times, I just wish I was told on the phone so we didn't waste our time going to this park in the first place, and it would have been nice if Mission Bay RV Park had a little compassion for the road weary traveler and made an exception.

We are not lovers of RV parks in general, but we did stay for two weeks, so that says something. We loved San Diego. This Park was close to a lot of the attractions we wanted to visit, close to the friends we went to see, and overall had a fairly painless experience. We shipped a lot of Amazon orders to this park as well and had no trouble. Loved being right on Mission Bay, and frequently rode our bikes along the path straight from the park. We'd also walk with the kids over to the nearby playground. Next time we go to San Diego, we'll probably stay here again!

This RV Park is a large parking lot but sites are level and quite wide for a private park. We had plenty of room with our three slide outs. We chose a bay site which is a must if spending time here. The sun set right out back across the bay which offers a beautiful view and there are no neighbors behind you. Security is always present and walks the perimeter of the park at night and early morning. It was a quiet for the most part especially being in the back. The sites further up front did get quite a bit of highway noise. Bike paths take you to Ocean Beach, Mission Beach, and La Jolla. While this is called a "resort," there are no amenities so, therefore, there are few families and children. Verizon cell service was very weak even with a booster. A friend in the front of the park had the same difficulties we did. Not sure how the other reviewer got five bars. The park says they have WiFi but it is nonexistent. If we should return to the area, we would stay here again.

This is not really much more than an asphalt parking lot, but the location is fabulous! Sites are just asphalt parking side-by-side. A few trees here and there. Bathrooms are old and in need of upgrades. Really not much "resort" to this resort. BUT....you are right on the water and within minutes of everything you could want (eating, sightseeing etc.) in San Diego. Access to the lovely Mission Bay biking trail right from the park. Easy bike or drive to OB or PB. Dog-friendly walking from the back gate of the park and you are within 5-mins drive of Fiesta Island which is an entirely off-least dog-friendly island in the middle of Mission Bay (one of our FAV places for doggies in San Diego!). Monthly rates (only offered in winter) are the best deal here, especially considering the location. If staying for multiple months be aware that you can only stay for a month and then you have to be out of the park for 24 hours before you can come back in. There are several Casino's within 30 mins which will allow you to overnight for free if you need to do this. Passport America (50% off) is also offered in winter Mon-Thurs. We LOVE the location and come back every time we're in the area.

We try to avoid RV parks but there are not many alternatives for a visit to San Diego. This is just a concrete lot with hookups with a little grass and some trees, but it is in a perfect location due to being on the bay, with biking/walking trails nearby, and a short drive to all the things San Diego has to offer. We stayed in one of the "cheap" sites, with neighbors on both sides and directly behind. We have seen smaller sites in other RV parks but because we were there over spring break and Easter the park was close to being full, which meant lots of families with kids and dogs and there is no privacy between sites at all. It was very noisy and we had people cutting through our site to get to the bathroom which was directly across from us. The park has wifi but it was slow most of the time so we used our own. We needed to get some mail sent to the post office, and the park website had the wrong zip code and post office to use for General Delivery, so after bouncing around between Denver and San Diego we never received it. We contacted the park office but they still have not changed the address on their site so if you need to get General Delivery mail this is the correct post office. 2701 Midway Dr. San Diego, CA 92138 Now for the positives. The bathrooms, although old, were clean for the most part and always had supplies. There is good water pressure and plenty of hot water. The office staff are very friendly and helpful. Washers and dryers were reasonably priced and fairly new. The best thing about the park is its location. Although we hated the traffic, it is easy to get around San Diego from Mission Bay and we had a great time sightseeing, hiking, and riding our bikes and walking around the bay right from the park. We especially enjoyed all the breweries, some which were just a 3-5 mile bike ride away. If we ever return to San Diego we would probably stay here again.

We stayed here for three nights and were totally satisfied with the park, but not the Wi-Fi. They should not put Wi-Fi on their amenities because it is very weak and most of the time does not work. The park itself has nice spaces and though it is all asphalt, the spaces are nice and the park is kept very clean. All spaces are back in with no pull thru's , but that was not a problem.

Great place to stay the dog area by the bay front is the worst area we have ever seen. Need to upgrade. Especially for the price you pay for bay front. Also wi fi was a little sketchy.

It has a couple trees on each side near the front of site but all the rest is a asphalt parking lot. Lines are painted to identify your site. Friendly staff and good location but over priced as there is no pool!

Our rate reflects the monthly 31 day discount for a ‘Super site.' Our site was only just big enough for us to park a 40’ 5th wheel, while still being able to open our small garage and squeeze in our F350. A full-sized toy hauler of our length would be out of luck. Most of my review will be an echo of what everyone else here has already stated with the addition of our own negative customer service experience impacting our overall rating. Mission Bay RV is a large asphalt parking lot with minimal spacing and no privacy. The sites are level and while the utilities worked fine, some may find their placement inconvenient (power and water at the far back, sewer off to the side toward the middle). This is not what most people would consider a resort- there are no special amenities and is by all means, basic. However, the location is good for exploring San Diego as long as you are willing to drive (3-10 miles to the beach/restaurants/downtown), Uber/Lyft, or walk/bike some (the nearest beach and restaurants are a minimum 2.5 miles). We expected the camping to be a bit noisy, and it was sometimes. We had great neighbors, but we also listened to rigs get power-washed, someone leaf blowing the dirt around their rig, etc., and make no mistake, your neighbors can hear you sneeze or listen to your TV show. The park felt very safe (no one seems worried about leaving stuff around outside), and we found both the security guards and staff to be friendly, often going out of their way to wave and say ‘hello.’ The entire RV park is surrounded by a fence dividing the CG from a condemned mobile home park. This is where I walked our dog, and the first few times around, I found it a little creepy, empty homes in various states of disrepair including broken windows and doors. However, over the course of a month I never saw any reason to be concerned, and it’s probably more of an eyesore than a safety issue because of the vigilance of the security folks. There are washers/dryers and bathrooms on site, and while I peaked, we didn’t use them. They both seemed clean but dated, and there are only a few washers/dryers as another reviewer mentioned. We were told that the Wifi was useless (by the staff and other campers), so we didn’t bother, but our Verizon worked fairly well with some lagging around prime hours. There isn’t anywhere to walk a dog within the CG, but there was a path just outside the park along the bay that worked just fine (mentioned above) or the Mission Bay trail is available for dogs before 9am or after 4pm/6pm (depending on the month). The park does allow package delivery, sometimes it goes directly to your site, sometimes the office, but UPS, FedEx, Amazon, and USPS (not individual pieces of mail) are allowed. I agree with what most everyone has said about this place, and we went in with those expectations… it’s an expensive asphalt lot, convenient for exploring San Diego. However, we had an unpleasant customer service experience during our stay which definitely downgraded our experience. We were provided with some incorrect site/park information, a staff member failed to follow-up as promised, and then that person became needlessly defensive instead of offering to help make it right or even a simple ‘sorry’ or ‘our mistake.’ The lack of care and courtesy changed our attitude from planning our return stay here to choosing other options. That said, we would consider staying here again.

We stayed here for a month in December 2018 and 2 months in November/December 2019. Yes, it's a parking lot! But is a good place for us to spend our month+ home town visit to San Diego. Pros: 1. It's very convenient for my wife's office so it helps with traffic when she has to go in. 2. The closed mobile home park next door has a path around it along the edge of the bay, it is a great place to walk the dogs in the morning and it's the thing for us that makes this park worth staying at. 3. Create access to just about everything. 4. They accept mail at the office, so it's a good place for us to catch our breath from moving every 1-2 weeks for the rest of the year. 5. If it rains you will appreciate that hard surface, but in the summer it won't rain because it's San Diego! Cons: 1. It's basically a parking lot. 2. The premium spaces we use (45ft coach) are pretty good, but many of the other spaces are tight so there are a lot of people in a small space. Don't like crowds! 3. Price is not that bad for a 30-day stay, but it would be more than we would pay for a day rate. Alternatives. We have stated at Santee Lakes and it's a nice place. If you are here for a touristy thing then take a look at places like San Elijo State Park provided that you can book 6-months ahead.

Campland bought Mission Bay RV resort as I understand. Mission Bay does not, at this time, have the amenities that Campland has-no pool, marina, arcade, etc-however, Mission Bay guests may use Campland during their stay-plus if you're into those things. We drove through Campland a couple times during our 3 month stay and it was BUSY! I was happy to be at Mission Bay where things were pretty quiet. We used the laundry room and enjoyed our site near the bay to drop in our kayaks several times. It's a parking lot with hook ups but it's clean, quiet, and safe. Their cable is very spotty as is the cell service but from my understanding cell service is bad throughout this area.

It's basically a clean parking lot with 24 hr security. Amenities are poor for the price, bathrooms and laundry are outdated. But the location is fantastic! I'm not sure who's going to San Diego to stay in the RV park, mostly we're out on the town/beaches (which is why 24 hr security is great). The hookups were all adequate and spacing is typical. Lots of reviewers and residents have stories about the evolving lease situation, Campland, and the vacant mobile home parks next door; But as of now its a quieter, bare-bones alternative to Campland, which is great for us. The rates and rules are always evolving, but it's usually cheaper to get the monthly rate, and almost everyone leaves in the summer due to ridiculous rate hike. We checked out all the other local parks and this is basically it, most parks are either more expensive state parks, seasonal parks, or full with long term residents.

Labor Day Weekend stay... we left Los Angeles to escape the heat wave. Arrived at 9pm and was pleasantly surprised with the vibe (glow lights everywhere, music, drinking). Definitely not your typical camping experience... more of a parking lot beach party vibe. There is a bike path nearby that is awesome for young kids. Location is great and convenient.

The daily rate quoted reflects the monthly rate divided by 31 days. The actual daily rate for the bay front sites is around $100/ night. This RV park was never fancy and based on the facilities never deserved the “Resort” designation but its location on Mission Bay and proximity to the Pacific Beach neighborhood outweighs the inferior quality of the facilities and sites. We have been coming here for several years and we noted with some disappointment this year that the park appears to be shifting from an RV park catering to travelers and tourists to one that caters more to a full-time local workforce. Unfortunately the cost of housing in this part of the country is out of reach for more and more working folks who need to find an affordable place to live. And with monthly site rents in in this park in the range $1,000 to $1,500, it is considerably more affordable to live in your camper in this (and other) RV park than to rent an apartment (forget home ownership!) So this seems to be what is happening here. There is either a three or six month stay limit (the printed rules are somewhat ambiguous) and thus many of the residents will move to another RV park in the area when their time is up. In the interim, they live here among the traveling and vacationing RVers and go to work every day. Despite the shifting nature of the residents, who are by and large honest hard working folks who happen to live in an unaffordable part of the country, we feel completely safe here. And we will return for our annual visit because we value the location. Just be prepared not to be surrounded by retirees and people on vacation. We did notice that the Verizon service was slower this year than in the past. We can’t be sure if this reflects some short or long term issue with Verizon in this area. I was able to stream video however.

The spots are clean, it’s nearly got it’s own private beach on the bay and I don’t even mind that the spots are all asphalt. The issues I have are ZERO cell service for AT&T and Verizon, which makes working from home a challenge. Also, you have to leave for 24 hours after 30 days (which I think is a great rule) but not everyone has to leave. The people I can only assume are living there, with an actual couch on their patio area, don’t have to leave and they’re the ones that should have to pack their mess up and leave for 24 hours. And the noise, I swear none of the kids living there full-time go to school and we were stuck next to a family of 7 that kicked their kids out of their trailer at 7:30am and didn’t let them back in until 8:30pm. Just get used to saying to people on the phone (or in a meeting) “sorry for the noise...”

This park is pretty outdated for the price, only paying for the location here. Not super close to much within walking distance.

We were visiting family in the area for a month and this was one of the places we booked. Out of the 5 we stayed at, this was our second to least favorite. Way to crowded and loud. The only thing it had going for it was the location, sunsets, and Sea World fireworks. We did happen to cruise through the more well known Campland on the Bay, just down the road and that place was even worse. They definitely try to stack as many spots in as they can, and check-in at the end of a holiday weekend was “interesting”. You have to weave through the narrow roads with kids on bikes all over the place, not paying attention. If you don’t mind paying a ton of money to party and hang out on a dirty side of the bay. This place is for you!
