At a monthly rate of over $1000 one would expect a different experience. Logistically, it is next to a beautiful scenic area of the beach (its only advantage). With that said, there is easy beach access and therefore the foot traffic and visitors can be questionable. The park is open and exposed making your safety questionable. The laundry facility is located across the street, so you need to drive your vehicle back and forth to do laundry. You are less than 20 feet from the highway. If you are located on the fence side it will feel like you are in the middle of the road. The train tracks are on the other side of the road. Given the residential area, the trains siren are rather loud, both night and day. If you are parked on the other side, there is an abundance of mosquitos from the creek. Physically inside the park ,it is all dirt with a few stones. The pathways are very narrow and they try to rent to as large of a rig as possible. During my short stay there where two incidents where a person’s vehicle parked in front was sideswiped by a trailer trying to park. One night I heard a lot of noise from inside the park. Afterwards I learned that one of the long-term tenants was fighting and throwing belongings out of a trailer. I heard that hhe neighbor next to them moved immediately not feeling secure and the management refused to refund them the money. I do not know the exact details, but it was enough to cross this park off my list. There are too many other well managed parks in the area to take a chance on this one again.

LeSage is clean. The staff is kind and treat you like family. The spaces are wide so you don't feel like you're in a sardine can. You can hear the ocean at night. You need to Love Trains because you're near the train tracks. I love the train so it's a welcoming sound for me. The road traffic is present but not a biggie and better than other campsites I've been. I have stayed at four other campsites in the area and I like Le Sage the best. The other RV parks are big, crowded, and everyone's on top of each other. I would rather hear the sound of a train and a little Highway 1 traffic than the constant sound of Highway 101 and my neighbors talking.

From the website I was expecting a lot more however there was a bit of deception. The negative: the road noise will keep you up at night . Also, right on the train tracks. There is no cable hook ups , wifi is weak, gravel sites make for a lot of dust. There seems to be no restrictions on when to cut off nightly parties. The positives: park is clean, bathrooms were clean, management very attentive. Price is high for lack of services.

The rate above reflects a monthly rate. I stayed here last year for 6 months and am staying here again for 6 months because it's the least expensive alternative for me to visit family in this area. Access is a bit difficult when one has to back in to sites. The sites have posts with lights and the rows are tight side to side and back to front. There are some pull throughs but they cost more and are for bigger rigs unless you just want to pay more. There are plenty of big rigs here. My sites have been level however I do see ones that are more difficult. The location is great being two to three blocks from the ocean and near the Monarch Butterfly Grove. The sites are mostly gravel and people seem to stay longer here than in some of the other local parks. I'm thinking that there are more folks who are retired or working who park here. People do come here for the great weather. Some CA Central valley folk come every year to escape the heat and stay for a while. Summer rates go into effect in May and end in September after Labor Day. They're very good about picking up trash and keeping the place neat. They have recently renovated the showers and bathrooms. The managers are friendly. You can receive mail here. Although I would prefer to be in a beautiful boondocking site or in a lovely State park where the sites are wide spaced and offer wildlife, practically the sewers work, the electricity is stable and the water is good (high pressure though so you need a pressure gauge). I personally just fill up my water tank and hardly ever hook up to the water directly. If you're noise sensitive, you won't appreciate the regular train noise happening just across the street. Amtrak passenger as well as commercial trains pass several times a day and night. Highway 1 noise can be bad on the weekends especially as this is a really popular route. Highway 1 is within 50 ft. from the back of my rig on the other side of a wooden fence. Verizon cell coverage is fine. TV reception over the air is really fringe and unsatisfactory. Lots of folks use Direct TV or some kind of paid service. There is no cable access. Overall, for what it is, it works for me visiting family.

We had the corner spot right next to the exit of the park, I don't remember the site number, but it was a pretty steep site. We had to dig a little hole for our hitch jack to level us from front to back. Other than the leveling issue, we probably had one of the better spots in the park since we only had a neighbor on one side. The park is very close to the beach where there is a great walking trail to the state park. The people who run the park were very nice. Their laundry facility is in the mobile home across the street. I don't remember what our cell service was, however, both Verizon & AT&T service were fine.
