For a private RV park, this one isn't too bad - but it's highly dependent upon the site you pick. Most of their sites for larger RVs are crammed into the front of the park without much room - that wouldn't be our style. We booked for a summer weekend, and were blessed the park wasn't full - and they gave us site 56 - a back-in water/electric only site towards the back. It's a nice corner spot with lots of room around us. So overall, we were pretty happy with it. The facilities at the campground itself are a bit dated - but functional. We used the showers (small but got clean) and did laundry (a bit pricey). The game room was however is not anything to get excited about, most the apparatus well past its prime. The owners however are exceptionally friendly and helpful, and when they found out we were there to bike - they gave us the full scoop. Just across the street is the brand new Knox & Kane trail, which is about 7 miles to the Kinzua Bridge... which is an absolute must see while in the area. The owners also gave us tips for further biking adventures in the area. All and all, for our purposes - we enjoyed our stay. We would have been miserable here however if the park was full. Cell signal was just dandy, too many trees for Starlink.

I called at least a month ahead the owner told me that he would write me down but not take my deposit. We got there arrived late, because I had to work, and was treated as if I had just pulled off the street looking for a place to stay for the night. Did not recall me calling or did not actually write us down in their books. Owners told us the campground was not open yet. Yet the website claimed they were open year-round. I asked for electric and water only but was literally told I must take a full hook up. Website says it’s open year-round yet repeatedly the owners told me that they were not open yet. Which was obvious because the game room and many other amenities were not available to my son or the rest of us. Yet, we were charged full price. I will say the owners seemed friendly but we won’t go back there because I don’t like paying full price without the full experience.

Stopped on our way to Canada. Visited nearby Kinzua Bridge - very nice and a must see. We checked in on a Monday and the place was deserted. Very clean and well maintained and the campers on site were new large units. Looks like they have very few long term seasonal folks. Was very open level with lots of grass and shade. Had excellent AT&T cell service and fast data - streamed TV with excellent results.
