Covered Wagon RV Park

6540 N Black Canyon Hwy
85017, Phoenix
Arizona, the United States

Family owned park that is in the heart of Phoenix and close to all the attractions.  Our guests love the mature trees that provide a lot of shade and the grass surrounding our RV lots.  We are a relatively small park with about 50 spaces.  We try to accommodate any special needs of our customers and have a lot of repeat customers because of our great customer service.

The Covered Wagon RV Park provided a much-needed break during our off-grid journey through the Southwest. Angie was a great help, always ready to answer any inquiries. The laundry facility was always accessible, even though only one out of three dryers was working. They've ordered new equipment, which shows they're addressing the problem. The restrooms were clean, roomy and had excellent water flow. As a family with four young children, it was challenging to find any parks in the region that would accommodate us. However, Covered Wagon was welcoming to our family, something I am deeply thankful for. The park is currently awaiting permits to open their swimming pool, which we couldn't use. My children and I are eager to return one day to enjoy it! The surrounding area is a bit rough, but we felt sufficiently safe. Despite some noise complaints, we didn't experience any issues. From reservation to departure, navigating this park was easy. Their automated email communication was extremely helpful!

This location is situated in a rather undesirable area of the town and lacks a secure entrance, thus allowing vagrants to roam the park even at noon. Numerous aged recreational vehicles can be seen stationed along the park's perimeter, all unconnected. The term "premium" is quite deceptive as the space is cramped for rigs exceeding 30 feet and the concrete is only present under your steps/patio area and not for the trailer. Your vehicle would essentially be stationed on bare ground. Frankly, if they were to install a secure entrance and provide an accurate description of the location, I would consider raising my rating to three stars.

Here's my take on the original text: I'm going to echo some of the thoughts that have been previously expressed. On the positive side: The recreational area is now managed by a new team who are quite helpful and amiable. I had the chance to meet a few individuals there and all were extremely pleasant. The single functioning shower had impressive pressure and was consistently warm. The laundry services were inexpensive and the machines were large. Every camping spot had its own waste bin. We didn't experience any disturbances or theft during our stay. The park was exclusively frequented by its guests. It might be the only recreational vehicle park in Phoenix that doesn't have an age restriction of 55 and above. On the downside: The surrounding area was a bit shady. Upon arrival, we witnessed drug usage near the entrance of the park. On our second night, we heard gunshots in close proximity. The park was excessively packed. Recreational vehicles were not only parked in the designated spots, but also in the driving lanes. If you're not adept at maneuvering your vehicle in tight spaces, I would advise against visiting this park. A previous review described the parking situation as "unprofessional" which I believe is an accurate description. The restroom facilities need a complete makeover. Only one out of the four showers was operational. I'm a cat lover, but the park had several stray cats roaming around. As a pet owner of two cats, I was worried about potentially bringing a disease back home. If your dog isn't tolerant of cats, this place may not be ideal. The noise level was another issue. I was aware of its closeness to I-17 when I booked, and didn't think it would be a problem. However, not only was the highway noise audible, but there were also barking dogs, gunshots and general noise from the adjacent apartment complexes late into the night. The utility hookups were located at the far end of the site. If you need to

Gravel lot. Functionality was satisfactory. The neighborhood wasn't the best. Inside the motorhome, it was extremely loud even with earplugs. Thankfully, we only stayed for two nights. There aren't many choices directly within the Phoenix suburbs.

After spending a month at this campsite, I felt compelled to share my thoughts, given the numerous negative comments regarding the surrounding area. Let's be clear, it's not the most luxurious of campsites. The spaces are on the smaller side and all require reversing in. It's situated in downtown Phoenix, a location that may not appeal to the typical camper. The campsite does permit vehicles to briefly park in the main driveway, which could be seen as unprofessional. Furthermore, there's no security gate. However, despite these issues, and acknowledging that they may have negatively impacted others' experiences, my husband and I felt entirely safe during our stay. We didn't encounter any trespassers or suffer any thefts. Granted, that's a basic expectation, and perhaps we were just relieved to have found somewhere to stay at all. (Finding accommodation in Phoenix for under-55s felt like an impossible task, and we had been planning since August for our November stay.) That said, there are some positive aspects to this campsite. The showers are decent, and amenities include a pool, picnic tables, and shaded areas provided by trees. Of key importance to us was the reliable, complimentary wifi. The campsite manager isn't always readily available, but she's reasonably helpful when you can get hold of her. Additionally, we had no issues in obtaining a refund for the unused portion of our $200 electricity deposit. In summary, if you're able to book well in advance and have other options, I wouldn't necessarily recommend this campsite. However, if you're in a bind and unable to access any of the 55+ sites, it's a perfectly adequate solution.

The park is old. The sites are spaced pretty well, but if you have a rig over 35' you will have a hard time getting into your site. Empty rigs in storage partially block one of the lanes. Parked pickups also block parts of the drive. The neighborhood surrounding the walled RV park is one of the worst in Phoenix. Severe homelessness and crime. The police helicopter is nearly a nightly presence. We never left chairs or grill out. Basement and entry doors were always locked at night. On the plus side, the park isn't too far away from restaurants, grocery etc. The laundry has three washers and four dryers, all work fine. Angie, the manager is helpful and friendly, if you can find her. She is frequently not in the office. Due to close proximity to I17 you get to listen endless traffic sounds. The locals seem to enjoy street racing sans mufflers in the middle of the night. Definitely will not stay here again.

We were visiting family in Phoenix, and this was the only park relatively close with availability in the first week of March. The location is truly dreadful, with many homeless people milling about at the street corner and in the block, plus numerous tweakers and other shady-looking characters. We pulled into the campground and immediately exited. Would we have been safe staying here? Possibly. Would we have felt safe, especially at night? No way. I don't like leaving negative reviews, but at $66 per night we should feel safe in the campground. I gave this park two stars instead of one, only because the park itself has trees and looked decent. I just hope we can get some of our money back.

Electric plug in was above the washroom door. Pretty much says it all about this place.

Directions:Turn Left on Glendale Road, turn lefy onto N 27th, turn left onto Maryland; the RV Park is on left towards the end. Clean, full hookups, quiet inside RV park boundaries. Our only caveat is we shouldn’t have had to pay a one-time $25 lock site fee to guarantee our space with our reservation for 2 nights, especially with only 2 spaces available. It would seem appropriate to charge for long term stays to guarantee a particle site. Internet was sketchy, so we disconnected & were OK. We arrived around 3 pm on Saturday, left Monday at noon, wasn’t able to connect with any managers or owners @ check-in or check-out.

The manager (Angie) is so polite, helpful, and works hard in the middle of the night to keep up on this place. The place is well kept up and a pretty nice place to stay. Nights were quiet and we slept well with good nights rest every night. Electrical and other hook ups are easily accessible for your camper. I recommend this place to everyone and we will definitely be coming back when we are in the area. Everyone that stayed here was respectful and looked out for each other. Cameras are everywhere and if something happens there is digital forensic evidence. We had our truck hit by a trailer and we were able to pinpoint who did it. Your stay here will be a great one. Thank you to all the staff here at Covered Wagon RV Park especially Angie.
