The place is jam-packed. It appears to have about 200 slots, with many looking to be occupied indefinitely. The space between each slot is minimal, giving a sense of being piled up on each other. If you make a reservation through the internet and later decide to modify it, unfortunately, that option is not available. It's worth mentioning that there are two locations separated by a quarter-mile distance.

This is a typical fairgrounds campsite...a big gravel lot with 200 campers - mostly full timers. My gripe is that management did not let us know that the water would be turned off...even though this was planned maintenance. Not when we made reservations nor when we checked in. As we have several days of dry camping ahead of us...we were planning on dumping our tanks and filling up our fresh water. Really no excuse for the lack of communication.

The park was easy to find. It is located in the Pleasanton Alameda County Fair Groiund. . There is pavement all the way including in the park. Signage is adequate. Check in was efficient and friendly. The rules are fairly basic. Our site, 187, was a back in that was just barely long enough for our Coach and Towed. Services (30 amp only) was a long way back to the right side. I am glad that I had an extension cable!. The water and sewer were to the left rear. Distancing is very, very close. Typical for an urban park. There is no barrier between sites. There are no tables or fire pits. Our site was flat and even gravel/dirt pad. There is no included wifi. We did find a number OTA TV. Satellite should not be difficult. We did not use the washrooms or pay showers but they were open. There is a large green space that is used for dogs just outside of the RV Park gate. Users appear to be very good at cleaning up after their pets and there are poop bags and a garbage near by. There is a very small store on site that I suspect is stocked during the warmer months. It’s shelves were bare during our stay. It appears there may be propane sales on site. Within a short drive you can find good food, shopping and any other amenity you may need.. We found this park to be a well run urban RV park that delivers just the bare basics.. We paid $42.00 a night and we feel we received poor value. This is more like a $30 - $35.park. It is just too basic to be worth more. We would look at other alternatives if in the area again. Be advised, this is a very busy park It was pretty much full during our two day stay during off season.

This is a typical fairgrounds RV parking lot place to park! Easy access off the freeway and level spots. We were happy to have an affordable place to stay while visiting friends in the area. Very quiet stay - friendly office staff stated that was because there wasn’t an event going on! We didn’t use the bath house.

It is nothing fancy, but it serves the purpose and is full hookup for $50 per night. We used this campground to see San Francisco and it worked perfectly. The fairgrounds are nice, the town of Pleasanton is very nice. We rode our bikes around town two different days. Campground is quiet and a little tight as some have said. We have a 40’ fifth wheel and easily got into our site. Not a lot of room to hangout outside your rig, but we were mostly out and about until evening.

We sold our house and moved into our 5th wheel and moved into the fairgrounds to get situated (still a lot of boxes to go through). We were surprised how crowded it is, but also by how quiet it is. There are several couples who have been there several years, while they work full time locally. On that note, you have to move sites every 21 days, but it can be for only 1 night and then you can move back (or stay in your new spot). Everyone has been very nice and the bathrooms and laundry room is clean. It is posted that there is no smoking in the park, but that is not enforced and not complied with (although some folks do walk outside the gate). Just outside the gate are two very large grass fields, suitable for dogs and kids and lately they have been hosting drive-in tribute band concerts (that park residents get to listen to for free)! This is not a scenic location. The North section has very few trees and a smattering of grass, but paved roads. The South section has more trees, but seems to be for older rigs. Our first site was on the end of a row and directly across from the WiFi and we got a good signal. Now we are down a few spots, but in the same row and the signal is poor at best. For one thing, the box on the pole could be higher. Our line of sight to the WiFi is blocked by a couple of Class A RVs. We are in a pull through site. Back in sites are $10 cheaper. Staff is easy to work with, but seem to knock off early. We are still working during the day so only able to see someone in person on the weekends.

Water spout leaked no matter what I did. Told host no one came by. Saw another one on a site looked like a Fountain. Only game for miles. Visiting relatives in area. Trash buckets overflowing. Nice area. Close to downtown Pleasanton. Hard or impossible to get in if event happening at fairgrounds. Which what it's for. Flat gravel sites.

I'm giving this place higher marks than it probably deserves, but all things considered, it could have been worse. Starting with the good: Staff was SUPER friendly and helpful. Hookups (30amp) worked and were clean. They have an RV parts and service center on-site which was amazing and came in handy because I didn't have a 50-30amp adapter. On to the bad: Sites are insanely tight... like I didn't think were were going to get in, then in the morning I wasn't sure we were going to get out. Sites are exactly 40ft long and 8 feet (maybe less) wide. It was a REALLY tight squeeze in/out. If the site to the left of us hadn't been empty, we would have not been able to get in our out. The 30amp breaker popped with one AC running and our microwave. So, I'm not sure it's a true 30amp. Other than that, it was a good location. Not much else to say. We'd say here again if there was no other choice, but only if there was no other choice AND it was the off season where the park wouldn't be super full.

We stayed for two weeks at the Fairpark RV north lot in early November and it was definitely not the nicest campground we've been in. It's basically a glorified parking lot but that being said, the spaces were hard packed gravel and level, which was a plus. Honestly, for the price, you don't get much. There's a grassy area for dog walking outside the gate, there are bathrooms and a small laundry room, there's an outdoor cooking area that I'm not sure even counts as a cooking area, and also a small parts store and general store. At night its pretty quiet although you can hear a train going by at times. All in all, the campground itself is nothing spectacular but you can't beat the Pleasanton area and how close it is to all the fun things there are to do in the East Bay. I will start out by saying that this is the first official campground that we have ever stayed at, as our rig was made to be off grid. That being said, we thought it would be rather empty aside from people visiting family for the holiday week, but we had a neighbor on either side most of the time we were there. It seemed some people were living there full time, or at least it appeared that way. It rained for a full day while we were there, so arriving home one evening we had to wade through about three inches of muddy water. The gravel and dirt turned to mud due to the rain and it took the entire next day to recede to a few massive puddles near our steps. Last of the bad, the parts store there was about three times more expensive than most other stores, and the gentleman working there seems to be just an hourly worker without any customer service expectations. They had a huge grassy area outside the fence for everyone there to walk their dogs. The restrooms were clean and well taken care of. And the main reason we stayed here, the BART station ten minutes away which can get you anywhere you want to go.

So it's a fairground campground...our expectations aren't high for these types of campgrounds. But we needed to hit some specific retail stores and to visit family in Santa Clara on our way toward Bakersfield. This campground fit the bill. Based on what we'd read about this location we expected to find the campground fairly empty on a winter weekday so we didn't reserve in advance. Bad idea. The 30 amp sites were full and there were only a few 50 amp sites left. Many of the grassy pull through sites were closed because the recent rains have made the ground too soft. Add to that nearly every other site was taken by construction crews working in the area, all staying by the month or more. The campground was packed with large rigs and big pickup trucks in the available rows. Campground wifi was excellent until everyone returned from work and all logged on at once. The wifi was unusable from 5-10:30 pm That's the bad stuff. The good stuff is easy access from the freeway, helpful, friendly staff, clean bathrooms, fairly quiet and perfect location for visiting the Bay Area without taking a large rig there. There are plenty of stores, restaurants and fuel stations nearby although the closest was probably 1/2 mile away...a long walk while carrying groceries. So we'll probably stay here again if visiting family but won't ever come without reservations.

Fairgrounds don't tend to be the most atmospheric places and this is no exception. It's a gravel lot that packs 'em in, so be prepared to know your neighbors. Fortunately it is not too crowded when there isn't an event on, so you tend not to be jammed in too close, but don't expect to be inspired by your surroundings. The good thing about this place is its location and that's the only reason you will probably stay here. It is a 20 minute walk into downtown Pleasanton, which is a cute town with nice restaurants and a few cafes and bars. And all the amenities you might need are in the surrounding area plus there is the Full-time RVers best friend nearby; an Amazon Locker . Uber also covers this area so you can easily get around to local wineries in Livermore and not worry about a designated driver. Another bonus to the location is Pleasanton BART station is a few miles away, so in less than an hour you can take the light rail and be in downtown San Francisco. We used to live around here, so when we stop to visit friends it's the best option in the East Bay for location and accessibility. There are no curfews which blighted our social life in other nearby regional parks.
