We are a year round 76 acre resort nestled in Heritage Valley at the foot of Ventura County's highest mountain, Topa Topa. Enjoy clean fresh air as well as a forest setting close to a cascading stream. Quiet, lots of wildlife, views, clear star lit nights and only 15 minutes from the ocean. We are just off the scenic highway toward the resort communities of Ojai and Santa Barbara. We offer accommodations from rustic to deluxe! We have glamour tent sites and primitive (no electric) tent sites, most with lots of shade and close to water, restrooms and showers. Our authentic style tipis come partly furnished with a queen and twin matress on frames, along with an additional mat, plus wicker chairs to sleep four.Two additional mats are available for a fee.Be sure to bring all bedding and camping supplies. Water is nearby, restrooms and showers are a short walk away. Bring flashlights and lanterns as there is no electricity. We also have large, shady RV pull-thrus and patio sites all with 50/30 amp service! Fully furnished lodges come complete with linens, towels, kitchen supplies, full size appliances, 38' flat screen TV's, DVD player, central heat/air and an oversized deck with a gas BBQ grill. We even provide you with your own fire ring and seating. Lodges can accommodate up to six guests. Improvements are happening thoughout the park, so pardon us while we are renovating, building and upgrading our buildings, sites and amenities to make this your favorite campground! Our activities for children and familes is growing too as we wait for our pool to be designed and built. You can still remain busy making fun memories with arts and crafts, bike rentals, our huge jumping pillow, rock climbing tower, visitng the Santa Paula creek watering hole, horseshoes, zip line, nature and bird walks plus our historical and fun; In Search of Bigfoot Night Adventure walk.

Stayed in beginning of Nov 2022 Site type: Back-in, Water / Electric only, 50 AMP THE GOOD Staff: Very nice folks and really helpful. Peaceful: Very quiet campground. Kids playground: They have an amazing playground and places for the kids to be active and climb through trees. Location: Gas pumps 5-10 min away. Sites: Spacious spots. Grounds: Clean and nicely maintained! Office/Store: Good sized store. Some grocery items and a good amount of RV stuff. Lots of gifts available. Wildlife: The peacocks are everywhere and we loved it. THE BAD: Safety: There seemed to be lots of folks that drove really fast through the campground's main road so we did not walk our pups outside of our circle (Birch) Sites: All dirt and a touch of paved sections. So was a bit muddy (rained for a couple days). Price: Quite pricey for not having sewer hookups Facilities: No laundry available. COULD BE BETTER: Not good or bad Wifi: Typical campground wifi. Could not connect to it.

Of all the KOA’s I have stayed at this one has the most potential to improve. Only had partial hookups in a smaller trailer so we had to use the campground restrooms and showers. They are filthy. What’s funny is they have a sign posted outside the restroom saying they clean them daily from 11am-2pm but it has probably been several months since anything was touched in there. Spiders, bugs, cobwebs all over the place including next to the soap dispenser at the sink. If I could give 0 stars on cleanliness I would have. From the B loop you also have to walk up a good 20 stairs to get to the restrooms and showers- fyi. The kids liked the jumping pad and swimming pool. Pool was kind of dirty too, but good place to spend some time in the sun or shade. The ropes course, zip line, and climbing wall look fun but they only open them certain days of the week and the timing was off for us. There is an additional cost for that. My biggest issue with the fun kids stuff is that it is a hike down a steep path from the RV sites. I liked that the KOA here also had activities planned as well. Like building bird houses and doing tie dye shirts. My pad was good prob second best in the B loop. Had a couple loose bricks that we tripped over a bit but otherwise it was fine and had some decent shade. Didn’t like the fact that I was paying $80+ per night for only partial hookups though. This place appears to have some longer-term residents using all of the full hookups right now. You have to drive through downtown Santa Paula to get anywhere. Not a big deal but it will take a good 30-45 min to get to Ventura or the beach. Maybe would stay again…. Maybe.

Beautiful campground BUT came here for swimming bc our Spring Break forecast was 90+ degrees and they wouldn’t open the pool! They don’t open it till May. Which makes zero sense bc it’s solar heated and plenty warm enough in March and April to swim. Very disappointing. They should say on their webpage that the pool is closed. Kids had fun with jump pillow and zip line course (son said “outstanding!”), arts and crafts, and swimming in the creek and the (relatively shallow) watering hole. But the real problem was the bugs so I wish we’d brought something for that. Biking was fun but more for little kids (mine are 11 and 13). Campsite felt private with trees around it. Awesome but very loud peacocks! Good camp store with ice cream. We will definitely come back.

Pros: staff friendly and kind, great zip line/ropes course (must be 8 with adult or 11+ to go alone), cool peacocks, very quiet, lots for kids to do Cons: Sites are a little rundown and close, long-term neighbors (more than one) were storing their black waste in holding tanks (what a stink!)

Wonderful place, TONS of activities and very friendly staff. My only criticism - I got eaten to death by bugs at dusk and really all day by black gnats and mosquitoes! 25 bites on one leg, 17 on the other! BRING REPELLENT!!!! Otherwise a wonderful spot that we really enjoyed! We will return with repellent. The peacocks wail all day long but they are quiet at dusk til dawn. Not a problem.
